Single family home & Multi unit buildings

I will perform a visual inspection of the following systems and components of the home. These services are offered for the buyers inspection, sellers inspection, and the 11 month warranty inspection.

  • Roofing system : Roof coverings, flashing, plumbing and flue vent pipes, chimney, gutters, soffits, eaves and fascia.

  • Exterior : Wall covering such as brick and siding, foundation wall, Exterior doors and windows, downspouts, surface drainage and grading, walkways and driveways, porches and balconies, stairways, exterior electrical outlets, electrical service entrance, exterior plumbing, and the gas supply.

  • Doors, Windows, and Interior : Floors, walls, ceilings, doors, windows, electrical switches, fixtures and receptacles, presence of smoke and carbon monoxide detectors, stairways, balconies, and railings.

  • Kitchen components and appliances : Counters and cabinets, plumbing supply, faucets and fixtures, plumbing drain and vent system, food waste disposers, electrical outlets, dishwasher, oven and ranges, kitchen exhaust system, microwave, and refrigerator.

  • Bathrooms : Plumbing water supply and distribution systems, bathtubs and showers, sinks, plumbing drain and vent system, cabinetry, ceiling, walls and flooring, GFCI and electric in bathroom, bathroom toilets, and exhaust systems.

  • Plumbing : Main drain waste and vent systems, water supply and distribution, main water shutoff valve, and the hot water source.

  • Electrical : Main service disconnect, electrical wiring, panel boards, fuses and breakers, proper installation of the wiring to breakers or fuses.

  • Attic insulation and ventilation : Structural components, trusses, rafters, roof sheathing, joists, insulation, ventilation, visible electrical, and any penetrations through the roof.

  • HVAC : heating system, age of the heating system, operate the heating system using normal operating controls, furnaces, boilers, the distribution system of the heating and or cooling, the cooling system, the age of the cooling system, operation of the cooling system using normal operating controls, and the thermostat.

  • Laundry area : Electrical outlets in the laundry area, functionality of the washer and dryer, washer water connections and discharge, dryer fuel type electric or gas, dryer ventilation.

  • Detached and attached garage : Roof system, exterior, doors and windows, slab floor, framing system, electrical, vehicle door operation and safety sensors, and the presence of proper fire protection in attached garages.

 

 

Condominuim

Typically in condominiums the major systems and components that are within the unit are the homeowners responsibility. This also means that all other major systems or components outside of the unit are typically the buildings responsibility. However we do understand that each building is unique in the ways that it handles this situation and we are here to work with you to find out what exactly is your responsibility and inspect those items thoroughly. Condominium inspections include the following items with and option to add on the exterior and the roof together or separately for an additional fee.

  • Doors, Windows, and Interior : Floors, walls, ceilings, doors, windows, electrical switches, fixtures and receptacles, presence of smoke and carbon monoxide detectors, stairways, balconies, and railings.

  • Kitchen components and appliances : Counters and cabinets, plumbing supply, faucets and fixtures, plumbing drain and vent system, food waste disposers, electrical outlets, dishwasher, oven and ranges, kitchen exhaust system, microwave, and refrigerator.

  • Bathrooms : Plumbing water supply and distribution systems, bathtubs and showers, sinks, plumbing drain and vent system, cabinetry, ceiling, walls and flooring, GFCI and electric in bathroom, bathroom toilets, and exhaust systems.

  • Plumbing : Visible plumbing withing the unit, supply, main drain waste and vents, and main shutoff or individual shutoff locations.

  • Electrical : Main service disconnect, visible electrical wiring, panel boards, fuses or breakers, proper installation of wiring to breakers or fuses.

  • Balconies or porches : Proper guardrail, electrical outlets, access door and signs of maintenance.
